The site is situated in a hilltop position with fine views across the Stour Valley with an area of woodland to the south and east immediately adjacent to the site with open fields to the north and west.

The total site extends to c.35.68 acres (c.14.44 hectares) in size, with the majority of the site undeveloped pasture/farmland providing a long road frontage along Cockering Rd. An elevated parcel of the site extending to c. 6.79 acres (c.2.75 hectare) benefits from a planning permission to build 10 executive homes with attractive, far-reaching views over the surrounding countryside.

Formerly a farmyard, the buildings have been demolished, the land restored, and the spoil removed to leave a large expanse of chalk hardstanding.
